STORY : Located in the Avocado Park subdivision of Homestead, the client tasked us with creating a residential complex. Simple enough except when developing more than two units on a property the city of Homestead has a lengthy process for getting even three units approved. Neither of the lots of their own was large enough to do a duplex so 2 separate building was out of the questions. The City of Homestead also has some maximum size requirements for SFR, Townhomes, & Apartments.
Reviewing this we decided that the best approach would be to call the units apartments and develop them under a single large roof. Having both properties to use we pushed the home as close to the street corner as possible, placed the parking in the rear, and arranged the apartment to make a 3 sided courtyard shielded from the street. This would the allow the residents to walk through the garden courtyard on their way to their homes. This garden would also provide a safe place for children to play while remaining off the street.
